How do you at decide what price to list your property?   Do you need to sell quickly?  How much do you owe on your home?  How much does your property cost you to keep? (Taxes, insurance, utilities,  maintanance, etc.).  Do you know what properties are selling for in your neighborhood? 

First you should have an experienced agent do a market analysis for you.  Most agents will do a market analysis for free, especially if you plan on listing the property.  The agent will use current market data to compare your home with others that are similar. They will look at similar properties currently on the market and similar homes that have sold.  The sold homes will carry more weight than the homes currently for sale.   The agent will also take the condition of your home into consideration.  Is it in need of updating?  painting? cleaning? decluttering?   Try to see your home through a buyer's eyes.  I find many people cannot visualize what a home could look like if it is cluttered and needs to be painted or repaired.  

Currently, there are approximately 1100 houses for sale in Jefferson County.  A few months ago, it was around 900.  This says that the market is a buyer's market, not a seller's market.   Has your home been on the market for a while?  Have many people looked?  Have you had any offers?  If not, you should seriously consider lowering your price and doing some minor repairs, painting, landscaping, etc. to get people through the door.  There is a buyer for every property.  Don't let yours get stale.  Get a real price for today's market and sell!
